We require all residents to complete a criminal background check, credit check (doesn’t affect credit score) and rental history.
– Minimum credit score of 600
– No criminal history
– If renting a tiny house your monthly income must be 2.5x the rental rate
– If renting a tiny house spot for your tiny house, monthly income must be 2x the the rental rate

Unfortunately no. The only people allowed to live in the tiny house are those listed on the lease. This is to protect the safety of our residents and also strengthen the sense of community.
Our community currently has a total of 28 tiny house spaces spread out over 15 acres.
Yes, we require all tiny homes to be insured. Since all homes allowed at Mountain Haven must be certified, finding insurance won’t be a problem. We work with several insurance providers that we can recommend to you.
Our community is absolutely pet friendly! We love our four-legged friends! We ask that dogs be leashed while outside the home and must be picked up after. In the near future we plan to have a fenced in dog park as well.
All utilities are included with the exception of electric which is $75 or $100 month depending on your home’s size. Included titles water, sewer, trash, groundskeeping and internet.
We understand that tiny house dwellers will need additional space for storage. An approved storage unit with a maximum size of 8×8 is permitted depending on your secured lot.
Yes, decks are allowed and materials and construction are to be paid at the tiny house owner’s expense. We ask that the deck be wider than 8′ and no longer than 2/3 the length of the tiny house. Also no concrete can be used, only floating decks that aren’t permanent in nature. All raised decks must be built in accordance with Virginia code.
The first step is to email us to give us some more information about yourself and when you plan to move to our community. From where we would either point you to tiny homes that we currently have in our inventory or if you plan to bring your own home, what spaces are currently available.
Yes we currently have several tiny homes available at Mountain Haven for sale. You are also welcomed to bring your own certified tiny home to our community. The first step is to contact us to get more information regarding our currently inventory.
It’s possible we may have tiny homes available for long-term leases (12 months or longer) so please be sure to email us to check current availability.
Availability changes from time to time as spots open up in the community. If you’re interested in moving to Mountain Haven, feel free to reach out and we’ll be happy to let you know what’s currently available.
Our community will soon have a community center for residents to enjoy, a large pavilion for grill outs, concerts and a community place to gather outside. We have walking trails and also a fishing pond. There are several large fields to stretch out and have a picnic. We also have a community fire pit. Beyond our community the local area has so much to offer including biking, hiking, swimming, kayaking, waterfalls and many small mountain towns scattered throughout the area. There are also several ski resorts close enough for day trips or weekend getaways.
